One property or a growing portfolio

We can work from your letting agent statements and supporting records. Gross rent, agent deductions and other expenses need to be recorded properly, rather than just the net payment.
MTD applies to you as an individual. Your share of property income and your other qualifying income matter. Joint owners may have different obligations and each needs their own assessment.
MTD entry is based on combined gross self-employment and property income before expenses, using the relevant earlier tax return. Exemptions and individual circumstances may affect whether you need to join.

Keep your own books or hand them over. Start with what suits you.
A payment from your letting agent is not always the whole picture. Your records may also include management fees, repairs, insurance and costs paid from another account. We agree what information you need to provide so the rental figures can be brought together properly.
Keep your letting statements, rent records, bank statements and invoices for property costs. Tell us about changes in tenants, ownership or the properties you let. If you use an agent, we need the breakdown of rent and deductions as well as the amount paid into your bank.
Both plans include your quarterly updates and annual tax return. Submission-only suits you if your digital rental records are already accurate and current. Managed support adds the agreed bookkeeping and bank reconciliation. Starting fees cover one straightforward UK rental property; we quote for additional properties and more involved circumstances before starting.
Tell us about both sources when you enquire. The work involved in reporting a sole trade and a property business is different from reporting one source alone. We agree one clear scope covering your updates and annual return, including any additional fee, rather than leaving you to work out which package to select.
For jointly owned property, we need to understand your share and your personal circumstances. If your properties are held through a limited company, use the company enquiry form so we can discuss the appropriate accounts and tax support.
Tell us about your rental records. You do not need to have everything organised before asking for help.
